What Does My Warranty Include?

Your warranty is designed to give you confidence long after move-in. Our home warranties include protection across key areas of your home.

Our Coverage Includes:

  • Materials & Workmanship (1-Year Coverage)
    • This warranty confirms that all construction and installed components will perform in accordance with generally accepted building standards
  • Manufacturer Warranties
    • We install components sourced from well-established manufacturers; however, certain items may carry their own manufacturer-issues warranties that extend beyond the builder’s coverage period. These warranties are issued directly by the manufacturer, are often non-transferable, and typically cover replacement parts only, not labor or service costs.

Not all conditions are covered under this warranty. Certain items may result from routine homeowner maintenance or the natural adjustments that occur as a home acclimates over time.

Common Non-Warranty Items:

  • Normal wear and tear (carpet traffic patterns, scuffs on flooring, cabinets, walls, etc.)
  • Drywall cracks or nail pops related to improper homeowner humidity management
  • Shrinkage of wood materials (trim, cabinets, flooring)
  • Landscaping and irrigation upkeep
  • Damage caused by lack of maintenance

Submit a request when:

  • A system (HVAC, plumbing, electrical) is not functioning properly
  • You observe a material or workmanship condition that appears to fall outside of normal performance
  • There is a structural concern or safety issue

Small cracks—especially near corners, ceilings, or windows—are common in the first year after your home is built.

Why it happens:

  • Normal seasonal and material movement

What to do:

  • Monitor the crack size
  • Use touch-up paint or caulk for minor cosmetic fixes

When to submit a warranty request:

  • If cracks are large, growing, or accompanied by shifting doors/windows

This is often related to humidity or seasonal movement.

Try this first:

  • Check for changes in temperature or humidity
  • Ensure tracks and hinges are clean

When it may be a warranty issue:

  • If the door or window will not open/close at all
  • If alignment is significantly off

Before submitting a request, check:

  • Is your air filter clean? (You should replace it every 1–3 months)
  • Are vents blocked by furniture?
  • Are doors and windows fully closed?

 

When to submit a warranty request:

  • System is not turning on
  • Uneven home temperatures, despite proper maintenance of system

Some noise is normal as pipes expand and contract.

Common causes:

  • Hot water running through pipes
  • Pressure changes in the system

When to be concerned:

  • Loud banging (water hammer)
  • Leaks or visible moisture

Condensation is typically related to indoor humidity—not a window defect.

What helps:

  • Use exhaust fans in kitchens and bathrooms
  • Run a dehumidifier
  • Keep blinds slightly open to allow airflow

 

This is a normal part of your home’s first-year adjustment.

What to expect:

  • Minor separation at trim or corners
  • Small gaps in caulking
